CarbonAI (Carbon) is a New York-based startup that builds long-horizon AI agents for commercial real estate (CRE) lending. Its platform automates analytical work across the loan lifecycle — pre-close underwriting, lease and financial statement review, investment memo drafting, due diligence tracking and post-close surveillance — while validating every figure against its source document and routing judgment calls to the lending team. Founded by Jeff Saul and Josh Kaufman, CRE underwriters who previously built and sold the lender software Nativ to Built Technologies, CarbonAI launched its first product suite in early 2025 and serves CRE debt funds, mortgage REITs, agency multifamily lenders and public financial institutions including Greystone.
